Description

A property condition report (PCR) by WA Rental Services is formatted and completed according to the requirements of the Residential Tenancies Act 1987 (WA) Section 27C(6). The following information is provided by the Department of Mines, Industry Regulation and Safety (formerly DOCEP).

A property condition report is an important record of the condition of a residential premise when a tenancy begins. At the start of a lease, the premises are inspected and a written record of the condition of each area is recorded and check boxes are used to indicate if items within each area are clean (C), undamaged (U) and working (W). Supporting photographs are taken of each area but are not a substitute for the written comments.

Two copies of the property condition report must be given to the tenant within 7 days of the tenant moving into the property.

The tenant must then inspect the property and fill in the tenant section on both copies of the property condition report. The tenant needs to indicate agreement with the inspection comments or if not in agreement, they need to add their own comments.

Once completed by the tenant, one copy of the property condition report needs to be returned to their property manager within 7 days after receiving it. The second copy is kept by the tenant.

A property condition report needs to be accurate and detailed, ensuring the condition of all areas, fixtures and fittings are adequately described. If there is a dispute, particularly about the return of the security bond money and any damage to the premises, the property condition report is used as evidence.
